The address is Via Fratelli Rosselli 55, in Grottammare, on the Piceno coast. The two sources on the page do not give the same distances: in the heading Booking writes two hundred metres on foot from Grottammare station, while in its transport list the same station appears at four hundred and fifty metres; for the beach the description speaks of five hundred metres and the list of nearby beaches of four hundred and fifty. The owners, for their part, write two hundred metres both for the centre and for the sea. The ruins of Grottammare castle, which mark the old village on the hill, are given at one point three kilometres.

Booking classifies the house among guest houses. It is an apartment in the middle of an entirely private green area, with a garden, a terrace and a common lounge. The rooms have air conditioning, a wardrobe, a safe, a flat screen TV, a minibar and a private bathroom with bidet; among the features are a balcony, a patio, an outdoor dining area, soundproofing and a city view. Private parking is free and reserved for guests, something the owners highlight. Bicycles can be hired, for a fee, and the house is declared entirely non smoking.

On age the source is Booking, because the house does not publish a website of its own. The block of children's conditions says that children are not allowed and that there are no cots or extra beds: the rule applies to the whole property, which also carries the Adults only label. Booking requires no minimum age for check-in.

There is no spa and no swimming pool: among the features there is no sauna, steam bath or hot tub. Under the heading wellness services, however, Booking lists massages one by one, head, neck, back, hands, feet, body and couples' massages, together with spa and wellness packages and sunbeds, all for a fee. Under the heading activities, which is another one, the portal puts bicycle hire and then things in the area that it marks as not on site, from bowling to canoeing. Breakfast is Italian and buffet style, and the reviews report that in summer it is served outdoors with home made cakes. Check-in is between 14.30 and 20.00, check-out at 10.00, and the arrival time must be communicated beforehand.
