The house is at frazione Derby 205/A, in La Salle, on the slope that looks over the valley floor between Aosta and Courmayeur; number 205 without a letter is that of the B&B Anisor, the other property hosted on the same website. Among the landmarks in the area Booking gives Avise castle at 4.8 kilometres, Derby railway station at nine hundred and fifty metres and the Gran Paradiso National Park at fifteen kilometres. Derby is a small village, and those who have slept there describe it as a silent area in the middle of greenery.

It is a guesthouse, not a hotel: the website lists five rooms, three on the ground floor with access from the garden, among them the superior Lenteney with a corner whirlpool tub, and two attic doubles with a balcony. Each has a private bathroom, a wardrobe, a flat-screen TV, a fridge, bed linen and towels. Wifi is free throughout the property and the private parking, also free, is not booked. The house is entirely non-smoking and Booking gives cash as the accepted method of payment. Breakfast is a buffet and is taken in the ground-floor hall, around a single table.

The rule on age is blunt and is read in Booking's Child policies block: children are not allowed, and the property has no cots or extra beds. The same page states that no minimum age is required for check-in, so no figure is published: minors do not come in under any circumstances. The owners' website, parblanc.com, presents the house as Chambres d'Hôtes Annie but does not repeat the rule on age: the source therefore remains Booking. The same website also hosts the B&B Anisor, which has a separate address and management.

The wellness area does not belong to Annie alone: the website presents it as the Parblanc relaxation area and describes it with a Finnish sauna with a glass wall, a steam bath, a sensory shower with an infrared lamp, a corner with a chaise longue and, outdoors, a heated hot tub; on request massages are booked in the room. Booking, for its part, lists for the property a hot tub and a sauna, writing that some services are for a charge. The area is shared with the B&B Anisor and the website specifies that it is booked by people not staying there too: no source publishes a minimum age for this space, so this entry does not give it as reserved for adults. There is no pool. Outside there is the garden, well kept, with a variety of plants and flowers that guests often mention in their reviews.

On pets the two sources do not say the same thing: Booking writes that they are not allowed, while the owners' website, which is the primary source, presents two of the ground-floor rooms, the Charvaz and the Scalatore, as set up to receive four-legged friends. It is worth asking the property before booking. Arrival is foreseen between fifteen and twenty, departure between eight and ten. No parties or events are held, and the property states that it does not receive stag or hen groups.
