Booking marks Venice Santa Lucia station at two kilometres and Venice Marco Polo airport at eighteen. It is a residential area, away from the pressure of the alleys between Rialto and St Mark's.

The house is small: the website speaks of three double rooms and a breakfast room. On Booking the types for sale are double rooms and a double or twin with single beds, all with a private bathroom. According to the website each room has a private bathroom with a shower, a television, wifi, a mini bar, a safe, independent heating and air conditioning; Booking adds a bidet in the bathroom, a fridge, a kettle for tea or a coffee machine in the room, a city view and daily cleaning. The accommodation is entirely non-smoking.

The age rule comes from Booking: under Children conditions it says that children are not allowed, and the property states that it has no cots or extra beds. For check-in Booking specifies that no minimum age is required, that is, that no figure is published. The property's website publishes no age rules: it does not contradict Booking, it is silent on the point, and Booking remains the only source.

There is no wellness area and no pool: the property declares no sauna, steam room or whirlpool tub. On breakfast the two sources do not say the same thing: Booking indicates it as Italian and buffet, and the website writes that the bed and breakfast has a breakfast room, but the same website states that all its units, apartments and rooms, are offered as tourist lettings without hotel-type services, that is without cleaning during the stay, change of linen or breakfast. It is best to ask the property before booking.

Pets are not allowed and parties may not be held. The same owners, Alessandra and Davide, also run apartments in the Castello district, which the website keeps separate from the bed and breakfast: anyone booking should take care which of the two they are booking.
