A&F Luxury Rooms is at number 15 of via San Lorenzo, first and second floor, in the old centre of Pinzolo, in Val Rendena, at the foot of the Brenta Dolomites. Booking measures one hundred metres from the parish church of San Lorenzo and six hundred metres from the Pinzolo - Prà Rodont cable car, which takes you up to the Campiglio Dolomiti di Brenta ski area. Restaurants, bars and shops in the village are a few steps away, as the property writes.

It is a guesthouse with four rooms, run by the company A&F Luxury belonging to the brothers Andrea and Francesco Porceddu. The property names them after mountain stones: Ammonite, Dolomia, Tonalite and Quarzo. In the text the company publishes on Booking each has a private wellness area inside the room: a sauna in the Ammonite, Dolomia and Tonalite rooms, a steam room in the Quarzo room. Booking lists King Deluxe rooms of thirty-five square metres, with a large double bed, a private bathroom, soundproofing, a minibar, a coffee machine, a flat-screen TV and WiFi; some have a balcony, others a view over the town, the mountains or the inner courtyard.

The wellness area is inside the rooms and not in a shared department: the Booking page, in the important information, writes that the private steam room, the private sauna and the balcony with a mountain view are reserved for those staying at the property. Among the facilities Booking also lists massages and a hairdresser or beauty salon. There is no pool, and neither source declares one.

On age the two sources point the same way. The property's website, on the services page, writes "Struttura per soli adulti" and adds that outside guests are not admitted; Booking, in the Children conditions block, writes "Non è consentito l'accesso ai bambini" and makes no cots or extra beds available. Neither publishes a figure, so this listing records the ban without a minimum age. The Booking page was read twice, with a five-year-old child in the search and without children, and the text does not change; in the reading with the child the page replies that the property is adults only.

The rest of the rules: arrival from fifteen to twenty-three thirty and departure from half past midnight to ten, with independent access by app and online check-in before arrival, as the website writes; Booking specifies that there is no twenty-four-hour reception and that check-in is independent. Italian breakfast is offered as an optional supplement, not included in the room rate. The website puts daily housekeeping, from ten to thirteen, among the services always included, and Booking lists bicycle hire. On parking the two sources do not say the same thing: the property's website writes that there are public car parks in the immediate vicinity and does not put parking among the included services, while Booking lists a parking item with electric vehicle charging. Smoking is not permitted and pets are not allowed, stated by both sources; the ban on parties is written by Booking.
